Background
One Southampton Row is a modern mixed-use building in central London, comprising high-specification office space and ground-floor retail. Located directly opposite Holborn Underground Station, the building operates continuously during business hours and supports a high volume of daily occupants.
To maintain the reliability and safety of its electrical infrastructure, KCE FM Limited required intrusive maintenance on existing high voltage (HV) and low voltage (LV) equipment. However, any disruption to power during working hours would have a direct impact on tenants and operations.
The challenge was clear: carry out essential maintenance and remedial works safely, efficiently, and with minimal disruption to the building’s day-to-day use.
Solution
The Lucy Electric Energy Services team worked closely with KCE FM to plan and deliver the maintenance in line with the building’s operational requirements.
To avoid disruption, all works were scheduled overnight, ensuring power was only isolated for the minimum time required. This careful planning allowed the team to complete intrusive maintenance safely while protecting business continuity.
Alongside the planned maintenance, remedial works were completed during the same visit, reducing the need for additional shutdowns and improving overall efficiency for the client.
A bespoke set of risk assessments and method statements (RAMS) was developed specifically for the project, clearly outlining safety risks, and the planned approach. Throughout the process, the Lucy Electric Energy Services team maintained close communication with the client, ensuring full visibility during planning and execution.
Detailed reports were provided immediately after completion, giving the client a clear understanding of the work carried out and any findings from the inspection. By ensuring all required site inductions and protocols are completed in advance, Lucy Electric Energy Services helps deliver a safe, compliant, and disruption-free service for the customer from day one.

The project was delivered successfully, with all maintenance and remedial works completed within the planned shutdown window and without impacting building operations.
